Your first step is to get pre- approved for a mortgage. If you know there are some shortcomings with your credit history and other financial aspects it might be wise to work on those first (download my Buyer's Guide for the tips on how to do this and more).
Now is the time to figure out your property needs (and wants) and also to gain some understanding of what the market offers within your price range. The best way to do this is through listing viewing. You can get free listings via my portal by setting it up here.
Now is the time to put some energy into seeing properties in person. As helpful as online listings are, seeing your chosen ones in person is an absolute must. Pictures can sometimes be deceiving. You can schedule your showings with me here.
Now is the time to make some choices! You actually could choose more than one and prioritize them in order of preference and offer review dates if it applies. Once here let your Realtor do their magic and negotiate on your behalf for the best deal! You can read more on this topic here.

If you’re thinking of buying, whether it’s down the road or now, it’s always a good idea to get a sense of the market. There is no better way of getting some market understanding than looking at what is available now in your price range.

Common questions
The best time to buy a property is when you are ready. Assuming you are purchasing the property to own for a few years, there is no better time than now! But if you are buying a property to ‘flip it,’ you will need to pay closer attention to the market and time it accordingly. For everybody else, pay close attention to your finances and your affordability factor, don’t overextend yourself and don’t max out your budget. Leave some breathing room.

Expenses to take into account: lawyer fees, land transfer, mortgage insurance, appraiser fee, inspection fee, moving costs, you will also need to provide a deposit within 24hrs of acceptance of your offer (that money will count towards your mortgage).
The condominium will have a maintenance fee, and the services included will vary for each condominium corporation. The freehold property has no maintenance fee, and the owner is responsible for all the maintenance.
Mortgage insurance is required when the downpayment on the property is less than 20% of the home’s purchase price. If you have more than 20%, you will not need to pay the mortgage insurance.
