However, if you’re purchasing to “flip” the property, you’ll need to carefully analyze market trends and timing. For everyone else, focus on your finances and affordability. Avoid overextending yourself—leave some breathing room in your budget to ensure long-term comfort.

Here are some key expenses to keep in mind:
- Lawyer fees
- Land transfer tax
- Mortgage insurance (if applicable)
- Appraisal fees
- Inspection fees
- Moving costs
- Deposit: A deposit is typically required within 24 hours of offer acceptance. This amount will go toward your mortgage.
- Freehold: No maintenance fees. As the owner, you are fully responsible for all maintenance and repairs.
- Condominium: Includes a maintenance fee that varies depending on the condominium corporation. This fee typically covers shared services and amenities.
Mortgage insurance is required if your down payment is less than 20% of the home’s purchase price. If your down payment is 20% or more, you won’t need to pay for mortgage insurance.
