what clients are saying:
how it works
the Selling Process
Your first step is to decide on your timeline. You should figure out how much time you will need to prepare your house for sale and to do your move. It's good to plan your home preparation, so you'll know what you are willing to work on and what you are not (download my Seller's Guide for tips on how to do this and more).
Now is the time to figure out the details of your listing. As your realtor, I will guide you through this process. We will discuss your detailed marketing plan and your custom property presentation that will win over buyers and many other details of this process.
This is the stage where potential buyers are viewing your property. We will go over showings' organization and schedules and many other details related showings.
Now is the time to view offers and hopefully accept one that meets your needs. Part of my job is to negotiate on your behalf to get you the absolute best deal!

Common questions
The best time to buy a property is when you are ready. Assuming you are purchasing the property to own for a few years, there is no better time than now! But if you are buying a property to ‘flip it,’ you will need to pay closer attention to the market and time it accordingly. For everybody else, pay close attention to your finances and your affordability factor, don’t overextend yourself and don’t max out your budget. Leave some breathing room.
- Capital Gains Tax if the property you are selling is not you principal residence
- Legal Fees
- Bank Fees (prepayment penalties and mortgage discharge fee)
- closing adjustments (property taxes, utility bills)
- realtor’s commission
- homestaging costs (if needed)
- moving costs
Start to declutter your place as much and as early as possible. The process usually takes the longest. After decluttering, it’s a good idea to tackle organizing and cleaning. Well-kept cupboards, closets and storage space are always attractive property features. Making your kitchen and baths spanking clean is also a good idea. Potential buyers love when those spaces feel hygienic and well-organized. Decorating and staging ideas can also be implemented. Feel free to contact me for advice.
